Why do I need to have the home inspected?
For your protection.
How does it protect me?
If the inspector finds defects, you have right to request repairs. If the seller refuses to do the repairs, you have the right withdraw your offer, you are not obligated to buy the home and your earnest money is returned to you.
Quoting from page 2, paragraph 10A of the Purchase and Sale Agreement:
“Buyer shall have the right to request that Seller repair and/or replace Defects, if any, in Property identified by Buyer's Inspector(s) in a written report(s). Within ______ days from the Binding Agreement Date, Buyer shall provide Seller with: (a) a signed written amendment to this Agreement requesting defects to be repaired and/or replaced and (b) a copy of all reports of Inspectors describing those defects
The inspection report will clearly describe major and minor defects. The purchase agreement entitles you to request the seller to repair any or all defects found in the inspection. They are all negotiable.
How do I choose a competent inspector?
Make sure the inspector is member of the American Society of Home Inspectors (ASHI). Log on to www.ashi.org for information. My clients have had an excellent experience with inspectors Joe Peterka and John Lampp of HouseSmart (http://www.housesmartinspect.com/)
